Small Electrical Updates We Do Most in Mason's Bend and Nearby Neighborhoods

June 5, 20265 min read

New-construction neighborhoods share the same short list of lighting and outlet upgrades. Here's what we install most, street by street.

We spend most of our weeks inside a tight radius: Mason's Bend, Kingsley, Massey, Springfield, Baxter Village and over into Tega Cay. Homes built by the same handful of builders share the same builder-grade starting point, which means the request list is remarkably consistent. If you just moved in, this is the punch list your neighbors already called us about.

1. Fans in every bedroom

Secondary bedrooms almost always ship with a light only. Adding fans across three or four rooms in one visit is the most common first project for a new owner, and doing them together keeps the cost per room down.

2. Smart switches at the doors you actually use

You do not need a whole-home system. Two or three smart switches — garage entry, front porch, primary bath — cover 90% of the benefit. The one thing to check is whether the switch box has a neutral, which most newer Fort Mill construction does.

3. Dimmers in the dining and great room

Builders install single-pole toggles almost everywhere. Swapping the dining room and great room to LED-compatible dimmers is a 15-minute-per-switch job that changes how the room feels at night.

4. Outdoor and landscape lighting

Coach lights beside the garage age fast in Carolina weather. Replacing them with matched, damp-rated fixtures plus a photocell or timer is a quick curb-appeal win — and while we are outside we can add a weather-resistant receptacle cover for holiday lighting.

5. TV mounts with the plug hidden

Above-fireplace and great-room TV mounts come with the same question: where does the cord go? We mount to framing, add a recessed receptacle behind the panel where the existing circuit allows, and run low-voltage cabling in-wall so nothing hangs.

If you are working through a move-in list in any of these neighborhoods, send us the whole list at once. Bundling fans, switches, fixtures and mounts into a single visit is almost always the cheapest way to get it done.
